  • Can I back out of a home purchase after signing a contract?

    You can, however It depends on the terms of your purchase agreement and the reason for backing out. Certain situations like financing, an unsatisfactory building inspection, or a faulty title may allow you to cancel an agreement provided conditions have been inserted to deal with these situations. However, withdrawing without a valid reason may result in losing your deposit and facing other penalties.

  • What should I look for when viewing homes?

  • Do I need a real estate agent to buy a home?

    While it is possible to buy a home without a real estate agent, having one can be very beneficial. An agent can help you navigate the market, negotiate with sellers, and handle paperwork. Their experience can make the process smoother, especially if you are a first-time buyer.

  • How much deposit do I need?

    There are two kinds of deposits spoken about in New Zealand. 

    The deposit on the contract is the amount that is paid on acceptance of the contract or once conditions are satisfied to secure the property. This is usually 10% but can vary up or down depending on the arrangements that have been negotiated. 

    A lender will have different requirements - this depends on your circumstances, the property  and the bank's appetite and can be anywhere between 5% and 50%. This is something that you will discover in the pre-approval process. 

  • How long does the home-buying process take?

    Once you have chosen a home it usually takes around three weeks to satisfy all conditions (provided you don't have another property to sell).

    Following conditions being satisfied it can take anywhere from 2 weeks to settle the sale. 

    However, the entire process, including finding the right home, getting a mortgage, and settling, can take a few months depending on market conditions and your specific circumstances.

  • Do you have other agents to support you if my agent is unable to work for any reason?

    In most parts of the country we have more than one salesperson, meaning that there is someone who will be able to assist if for any reason your salesperson is unable to make appointments. Should there not be anyone from our agency in your region, your salesperson will arrange something with another licensed salesperson to assist. 

  • How do you support the community?

    Our agents have freedom to support the community at the ground level in their areas.

  • Do you work in with other agencies?

    As a general rule the answer to this is Yes. Our team are free to negotiate with other agencies, often in reciprocal relationships in order to help expose your property to the widest possible market.

    All of our salespeople have some form of database of buyers, and when a property is listed they will contact these buyers. 

  • Do your agents have support?

    If you take a look at our website you will see a small army of support people that are there to support our salespeople. In fact we like to say to our agents that they are ‘Independent but not alone’.

  • Do I need a big brand to sell my house?

    You want the right person to sell your house for you. 

    There is a lot of talk around ‘brand’ within the real estate industry, and big brands can provide all sorts of evidence of one measure called ‘market share’. Of course they can - they have huge offices that are full of salespeople! 

    But you would not choose a terrible agent from a great brand, would you? And have you ever seen a successful agent ‘shift’ brand and remain successful? 

    Simply put, ‘brand’ has more to do with attracting real estate agents to be a part of ‘something’, as opposed to encouraging buyers to come and look at your house. 

    We believe in local, we believe that the person that you choose to decide to sell your house is more important than brand.
