Independent Agent, a successful November
Independent Agent has been ‘live’ for just over a month now.
The most rewarding part of this month has been the answer to the question, will vendors list with an experienced agent who has been so brave as to go out and under an Independent model. The answer has been a resounding ‘yes’.
Rochelle is certainly a local area expert, and someone works in a very specific ‘niche’. Her area of expertise is Princes Wharf, in Auckland’s CBD. In her first month Rochelle brought in new listings and her properties were listed and advertised, and as anticipated attracted interest and enquiry. Since starting in early October Rochelle has:
· brought in 14 new listings
· completed 2 unconditional sales
· negotiated one conditional sale
· and is in negotiation other listings as this email is sent.
Rochelle doesn’t work the simplest of real estate – we are talking about leasehold apartments here, many of which are used as Airbnb so have been hit hard by the reduction in the tourism sector.
Nevertheless, buyers responded, two properties have been unconditionally sold and further negotiations are in play. Many of you already know that that buyers respond to property, how it is presented and how it is priced.
It has been a month of growth and learning as systems are developed and improved. Fabulously helpful and responsive admin are ‘leaning in’ to the set up, and flowing systems have been created – stuff just happens. Heres a run down:
· Continuing to improve the automation in our systems
· Improved our supervisory and compliance capacity
· Engaged digital marketing to assist with our web-presence
However as someone who constantly strives for better, I am never satisfied and always looking to see how we can improve.
Coming in to this venture with an unlimited budget and reckless spending was also never in the plan and so as we are growing, we are adding systems and elements to the business. This is why I am also relying on organic growth of systems – as one way becomes redundant or inefficient, we improve. With new agent sign ups continuing over the next few months we will add more agents and cover more areas and niches and add more services and systems.
Anecdotally then, this model works (remembering of course our cousins across the ditch already realise this). I started this business because there are thousands of agents out there (about 15,000) nationally, and I think that there are some in this group who might have at some stage thought of working their own way with more Independence. And furthermore, there may be some who have done the math and realised that a lot of results of their effort (read Money) is going towards things that just don’t serve them. Remember we offer:
· Freedom to work your way
· Better pay scales
· The ability to market your personal brand your way
Independent agent is not for everyone. I am thinking there is probably about 1% of real estate agents who would suit this model. But if you are in ‘one in a hundred’ the idea of working on your own, of working your way, and of working outside of a corporate structure, will immediately resonate. We are hiring now.
